Wholesalers
Stop blasting every deal to every buyer.
Build a segmented buyers list and a matching system in one afternoon. Every contract goes to the twelve buyers who actually buy that box — and the follow-up runs without you.

“This isn't a 10-hour course. Here's exactly what we're building.” A walkthrough of the real system goes here before launch.
The problem
Your buyers list is 800 people who stopped reading.
You have a contract and seven days. So you blast it. Every buyer, same email, same address, same photos.
Three people open it. One asks a question that was in the email. The rest have learned that your blasts are not about them — because most of the time they are not. You sent a C-class rental in a rough pocket to a guy who only buys A-class flips in the suburbs, and you did it again the week before.
So the buyers worth having stopped reading. And the deal you actually needed to move sat until day six, when you dropped the fee to make it go away.
An assignment you cut by $4,000 because you ran out of days is not a market problem. It is a routing problem. The buyer who would have paid the full fee was on your list the entire time.
Before / after
What changes on the next contract
Now
With the system
Now
Blast all 800 buyers on every deal.
With the system
Send it to the twelve who buy that exact box.
Now
Your list is names, emails, and nothing else.
With the system
Your list is segmented by class, area, price, strategy, and funding.
Now
Follow-up is whatever you remember on day four.
With the system
Follow-up runs on day 0, 1, 3, and 5 whether you remember or not.
Now
You re-learn what each buyer wants by asking again.
With the system
It is recorded once, and it updates every time they pass.
Now
You cut the fee to force a close.
With the system
You go back to the two buyers who were closest and ask what it would take.
What you'll build
What you'll build
A disposition system that runs on the list you already have — including the messy spreadsheet with 800 rows and four usable columns.
Screenshot pending
The ranked buyer shortlist for one real contract — twelve buyers, ordered, each with the reason they matched the box.
One contract, twelve names, a reason on each. This replaces the blast.
Screenshot pending
A raw 800-row buyers spreadsheet next to the same list after segmentation, showing buyers grouped by class, area, price band, and strategy.
Before and after on a real list. Same buyers, finally sorted.
Screenshot pending
The day 0, 1, 3, and 5 disposition sequence for one segment, showing the actual message text.
The follow-up that runs whether or not you are having a good week.
- 01
Buyer intake
One script and one process that captures a buyer's real box the first time you talk to them: class, areas, price range, strategy, funding, and how fast they actually close.
- 02
List segmentation
Turns the spreadsheet you have into segments you can route to, including the buyers already on it that you never categorized.
- 03
Deal matcher
Contract in, ranked buyer shortlist out, with the reason each buyer matched — so you know who to call first and what to lead with.
- 04
Disposition sequence
Messages for day 0, 1, 3, and 5, written per segment, so follow-up happens on schedule instead of on memory.
- 05
Feedback loop
Records what each buyer passed on and why. Every deal you dispo makes the next match better.
How it works
Learn it. Implement it. Use it.
01 — Learn
35 minutes
What a buyer box actually contains.
- The six fields that decide a match, and the ones people collect that never matter.
- Why blasting trains your best buyers to ignore you, and roughly how long it takes to undo.
- Where automated follow-up helps and where it starts reading as spam.
02 — Implement
About 2 hours
Build it on your existing list.
- Import what you have, however messy — inconsistent columns and all.
- Segment it against the boxes that exist in your market, not a generic template.
- Test the matcher against the last deal you closed. If it does not surface the buyer who actually bought it, you fix it before the next contract.
03 — Execute
10 minutes per deal
Run it on every contract.
- New contract goes in.
- Shortlist and messages come out, ordered by fit.
- Follow-up runs itself until somebody says yes or everybody says no.
What's included
Everything you get
The Disposition System build
WorkflowThe full system, step by step. Runs on ChatGPT or Claude plus the email you already use. No new software, no recurring cost, nothing else to buy from me.
Buyer intake script
ScriptThe eight questions that capture a real box in a three-minute call, in an order that does not sound like an interrogation.
List cleanup prompts
Prompt packTurns an 800-row spreadsheet with inconsistent columns and duplicate entries into a segmented list you can actually route against.
Matching criteria model
TemplateHow a deal is scored against a box, with every weight visible and editable so you can tune it to your market.
Disposition sequences by segment
Copy packDay 0, 1, 3, and 5 messages, written per buyer type. Persistent without being the guy everybody mutes.
Deal one-sheet template
TemplateNumbers, photos, and terms in the order a buyer reads them, so the answer comes back same-day instead of on day four.

Who this is for
Buy it if
- You are moving contracts and disposition is the part that hurts.
- You have a buyers list, even if it is a spreadsheet you are embarrassed by.
- You would rather send twelve good emails than eight hundred ignored ones.
- You can follow instructions. That is the technical bar.
Skip it if
- You have no contracts yet. This is a disposition system — it needs deals to dispo.
- You want a nationwide buyers list handed to you. Those get sold constantly and they do not buy your deals.
- You want a full CRM with a dialer and a pipeline view. This runs on tools you already pay for.
- You are looking for a way to send more email. This sends less on purpose.

Questions
Straight answers
When do I get access?
September 1, 2026. You are buying early access before it ships — that is why it is $49. You get an email the moment it is live. If that date moves, you hear it from me before it moves, and you can take the refund.
What if it's not for me?
Full refund. Reply to your receipt and say refund. No form, no call, no questions. You do not owe me an explanation.
Does this include a buyers list?
No, and be careful with anyone selling you one. It builds and segments the list from the buyers you actually talk to. A purchased list of ten thousand strangers is the same blast problem with a bigger number attached.
My list is a mess. Will it still work?
That is the normal starting point. The cleanup prompts exist because everybody's list is a spreadsheet with inconsistent columns and four duplicates of the same guy. If you have names and some history, you have enough.
Does it send the emails automatically?
It drafts and schedules them; you send. Fully automated blasting is the habit this is designed to break, so building it back in would be a strange thing to do.
What software do I need?
ChatGPT or Claude, a spreadsheet, and whatever you already send email with. Nothing new, nothing recurring.
Is this another guru program?
No calls, no community, no coaching tier, no upsell. You buy it once, you build the thing, and we are done.
